Q: Can I own or lease the building at Centennial InterPort™?
A: You can do either. Depending on your situation and what you would like to do,

Q: Do the SunBorne Companies have a lease with the airport?
A: Yes SunBorne XVI currently has a long term master lease with the Arapahoe County
Public Airport Authority for all of Centennial InterPort.
Q: What is a land sublease?
A: Through SunBorne XVI, Ltd., we have a long term master lease with Centennial
Airport. Parcels or lots of this land are available to be subleased from SunBorne
to interested parties who may then build and own their own office building or hangar
on that site.
Q: What are CAM charges?
A: CAM charges or “common area maintenance” charges are a variety of direct pass
through expenses associated either with project level common areas and facilities
or with a building on a NNN (Triple Net) lease. Examples of CAM charges include
electricity, gas, landscape and irrigation maintenance, window cleaning, property
taxes, snow removal, insurance, sign maintenance, etc.
Q: What is a NNN (Triple Net) lease?
A: A NNN lease is one in which in addition to base rent, CAM (Common Area Maintenance)
charges such as gas, electricity, snow removal, etc. are directly passed through
to the tenant. The base rent for this type of lease is generally a fixed per square
foot charge that is adjusted annually. This base rent is typically lower when compared
with a Full Service lease for similar types of building space.
Q: What is a “Full Service” or “Gross” lease?
A: A Full Service or Gross lease are essentially the same thing in which all expenses
related to the leased property or CAM (Common Area Maintenance) charges are included
within a lease rate. A Full Service lease is typically higher than a NNN (Triple
Net) lease as the Lessor has to account for contingencies based on the potential
fluctuation in CAM charges.
